We the sellers are acting as the listing agents, retaining the services of a real estate attorney for contract review and settlement representation.  It is proposed a buyer's agent will be offered a 2.5% commission for assisting buyer.   Contract offers will be evaluated by the sellers attorney before approval.

The farm is preferentially taxed as an agricultural property.  Buyers that submit an appropriate Letter of Intent with their offer, indicating continuance of agricultural activity will receive a 3% reduction in final sales price.   Such discount represents the savings to seller of the Agricultural Transfer Tax that the seller would be responsible for absent such Buyer's Letter of Intent.

For pricing, competing real estate markets are deemed to be Middletown Md., Frederick Md., Hagerstown Md., Harpers Ferry WV., Lovettsville Va., Leesburg Va. and surrounding communities. Primary criteria for comparative pricing analysis are:

 

  • house/garage square footage,

  • residence age and green construction

  • lot size greater than 10 acres,

  • availability of fully featured stable, pasture fencing and large barn,

  • low density zoning, restricted development, agricultural tax allowance

  • property proximity to scenic view,

  • proximity to MARC or VDOT commuter rail system and finally,

  • commuting distance to suburban MD, Virginia and DC
