Hello, and thank you for visiting our website! It may be accessed by mobile, laptop or desktop devices, the latter providing the best rendering.  The purpose of this site is to present our rural residential Maryland horse farm for sale.  Nearly 30 web pages are provided to not only show pictures of our scenic farm but also to describe in detail numerous unique features and many special nearby amenities.

The residence was designed in 1982 to purposefully take into account the severe worldwide energy crisis of the 1970s.  The design employed prevailing practices for passive solar assisted heating, continuous exterior wall insulation (CI), installation of a high efficiency masonry wood heater design, used for centuries in Europe, full time air destratification and filtration, and total home envelope insulation.  With nearly forty years of living experience in the home, it has more than met expectations for both comfort and efficiency.  With a remodel in 2011, the HVAC was upgraded to geothermal for added efficiency and convenience and in 2015 the siding was replaced with HardiBoard™ cementitious fireproof board siding.

We have loved living on this farm every minute of the nearly 40 years we've been privileged to live here.  It may truly be described as a place of "PEACE, EARTH and SEASON".  Now as proactive seniors recognizing that downsizing is in our best interest we are ready to pass the farm on to perhaps a younger family.

Here are four major aspects you are likely to love about this farm:

LOCATION -  Zoned for historic preservation, the farm is situated in wonderfully scenic Pleasant Valley between South Mountain and Elk Ridge, near the Brunswick Marc commuter train to suburban MD and DC, and within easy driving distance of cities: Frederick MD, Leesburg VA, Gaithersburg MD, Rockville MD and Washington DC.  Airports at Baltimore and Dulles are reachable within about an hour, more or less depending upon traffic.  Zoning regulations prohibit subdivision development in this historic area.

MODERN HOME CONSTRUCTION -  A quality custom built open floor plan residence with unique energy saving features, oversized garage/workshop (1150 sqft), carport, and upper & lower decks next to a Koi water feature.  Home orientation toward the south with high quality window glazing and summer shading features for passive solar assisted heating.  WaterFurnace geothermal HVAC for high efficiency cooling & heating.

MOVE-IN READY HORSE FARM -  Full complex of move-in ready facilities:  5 horse full featured stable with second story hay loft, very large (1500 sqft) equipment barn with 14' ceiling for large horse trailer or motor coach, 10 acres of pasture with horse friendly fencing, and a large paddock.

HEALTHY ENVIRONMENT -  As a septuagenarian I've witnessed the transformation of America from a seemingly happier family oriented society in the '40s & '50s into the 24x7 stressed, achievement oriented one we are today.  For nearly 40 years this farm, it's comfortable home, garden, orchard, pasture & animals, and its peaceful beautiful surroundings have been my bedrock for continuous emotional and intellectual development, away from the technical engineering world in which I worked.  Regular farm tasks have supplied all the physical exercise I've needed.  I think any new owners are likely to realize the same benefits.

To achieve the comfort level and efficiency desired for the home the standard air handling practices used for subdivision and tract homes required adaption to a more systematic approach to blend the several sources of heat available.  While all the materials used are those of conventional design, this approach is uniquely unconventional and may present special challenges for typical home inspection.  Therefore a link is provided to information that should be reviewed carefully to understand how this HVAC system functions and whether potential buyers consider this novel approach acceptable to their needs.  The discussion is quite detailed and might best be saved until pictures and other information are first reviewed via the menus.

For many visitors to this website the pictures will be your first interest. There are quite a few provided and you may access them directly from the menu.  If they succeed in attracting your interest, please return to the OVERVIEW page under INTRO for a detailed discussion of important and unique design features that enhance the comfort and energy efficiency of the residence.

Thank you again for visiting.  We hope you enjoy our website and find it informative to your interests.
